Annual Meeting


The Evergreen Meadows Homeowners Association (EMHA) 2019 Annual Meeting will take place on Wednesday, October 2 at 7 pm at Marshdale Elementary School located at 26663 N Turkey Creek Rd, Evergreen, CO 8043  (click here for Google map).

We encourage all Owners to attend whether they become Members or not. Members are Owners that have paid their 2019 $50 dues by the start of the Annual Meeting.

Member attendees at the meeting will be voting on the acceptance of the newly proposed 2019 Architectural Guidelines. These guidelines inform decisions of the Architectural Review Board (ARB), which approves all external property improvements.  The proposed 2019 Architectural Guidelines are available on-line at  2019 ARB Guidelines Proposed.

Please review the proposed guidelines before the Annual meeting in order to be ready to vote on them.  These rules help to maintain our mountain environment and the wildlife that we enjoy as well as keep home values at an optimum level. Many of the Annual Meeting details and documents are available on the EMHA website at http://www.emha.us/ameeting, including the following:
  • The proposed 2019 ARB Guidelines as noted previously in this document.
  • Proxy instructions and the official proxy form for Members who cannot attend the Annual Meeting but want to authorize their vote to any other adult. Proxy requests must be received by the EMHA Board secretary no later than 15 minutes prior to the scheduled start of the meeting.
  • Two letters, described below, that were included in this year’s Annual Meeting letter, which was delivered via USPS at the beginning of September.
    • The 2019 Annual Meeting Letter that announces the meeting to all Owners.
    • A Recreational Vehicle (RV) Storage letter that addresses waiver options available to Owners with non-compliant recreation vehicles.
New 2020 directors will be elected to EMHA’s seven-member board. If you are interested in becoming a director, please contact our Nomination Committee by emailing nominations@emha.us. New directors will serve from January 1st, 2020 through December 31st, 2020, and must pay 2020 dues by December 31st 2019.

Meeting updates will be provided on the website as well as distributed through email and social media over the next few weeks as they are developed.

Those who are unable to attend the meeting are able to vote via proxy.  Proxy requests must be received by the EMHA board no later than 15 minutes prior to the scheduled start of the meeting.
